Roof Cleaning Basics
1What roof cleaning methods do you use?
We assess the roof material, condition and level of contamination first, then choose between soft washing, a low-pressure treatment or controlled washing. The method is matched to the roof rather than treating every roof the same way.
2How long does roof cleaning take?
Most single-storey homes are done in a few hours, and larger or heavily soiled roofs can take most of a day. We confirm the timing when we quote, after seeing the roof.
3Will roof cleaning damage my roof?
Not when the method is matched to the surface. High pressure on fragile tiles or coated metal is what causes damage, which is exactly why we soft wash or use a low-pressure treatment where a roof cannot take pressure.
4Do you clean gutters as part of a roof wash?
Roof washing and gutter clearing are often done together so the whole job is sorted in one visit. Tell us what you would like included when you enquire and it can be assessed and quoted in.
Methods & Roof Materials
1Soft washing or pressure washing for my roof?
Fragile terracotta, older tiles and coated metal usually suit a gentle soft wash, because high pressure can strip a coating or dislodge tiles. A firmer controlled wash is only used where a durable surface can safely take it. See soft washing for more.
2Do you clean tile and terracotta roofs?
Yes. Terracotta and concrete tile roofs are cleaned with a soft wash or low-pressure treatment that lifts moss, lichen and black algae without stripping the coating or cracking tiles.
3Do you clean COLORBOND and metal roofs?
Yes. Coated steel and COLORBOND roofs are cleaned with a coating-safe method so the finish is not scoured or dulled, while dirt, salt and organic growth are lifted.
4Why do Brisbane roofs grow so much moss and black algae?
Brisbane's warm, humid, subtropical climate is ideal for moss, lichen and the black algae staining seen on many roofs. Roofs that stay damp under trees or near the bay grow it faster than open, sunny roofs.
Cost & Quotes
1How much does roof cleaning cost in Brisbane?
It is priced per roof rather than a flat rate, because the cost depends on the roof size, pitch, material, access and how much moss or staining has built up. After a free assessment you get a clear, upfront quote with no hidden extras.
2Is the assessment and quote free?
Yes. The on-site assessment and written quote are free and come with no obligation, so you can see the method and the price before deciding whether to go ahead.
3Can you quote over the phone?
We can give you a rough idea, but an accurate quote comes after looking at the roof so the figure reflects your actual roof, access and the level of build-up.
Safety & Insurance
1Is your roof cleaning insured?
Yes. Every job is a fully insured service, carried out to compliant health and safety programs with proper harnesses and fall protection.
2Should I clean my roof myself or hire a professional?
Roof washing is high-risk to attempt yourself. Working at height on a wet, steep or fragile roof is where serious falls happen, and the wrong pressure or product can crack tiles or strip coatings. The clean is carried out harnessed, with the method matched to your roof.
3How do you protect my property during the clean?
Care is taken around gutters, downpipes, plants and run-off. Rainwater tanks can be isolated or diverted on request, and the equipment recycles and reuses water to keep waste down.
Areas & Booking
1What areas do you service?
We clean roofs right across Brisbane and South East Queensland, from the northside and Moreton Bay through the bayside and eastern suburbs. See our service areas or call to check your suburb.
2How often should a Brisbane roof be cleaned?
Many roofs benefit from a wash every few years, and sooner for shaded, tree-lined or bayside homes where growth returns faster. It is also worth a clean after the summer storm season.
3Who carries out the work?
Brisbane Roof Cleaning Experts is the local brand you deal with. Assessments and cleaning are carried out with our roof-cleaning partner, i-Blast Pressure Cleaning, who quote and complete the work.
